Most of our Manufacturer Service Partners have Technical Services Managers (TSM) or Representatives, CMG offers advice on an adhoc basis to them when they do not feel they need us to attend personally. At other times CMG may be called upon to attend a site/problem with the TSM to offer practical solutions and or carry out trial cleans etc.

3. We will do nothing to compromise the relationship between the client and the Manufacturer
4. Our sole aim is to resolve the client complaint/issue to the satisfaction of both parties

Specific Insights

We understand that the complaint/issue can be very emotive to the client and there may be many facets to the complaint with hidden agendas and politics to be aware of. It is therefore critical to listen very carefully to what is being said, to ask lots of questions, and to only offer an opinion/potential solution once we have considered the ramifications of doing so.

99% complaints we attend on behalf of TSM’ or clients will be cleaning and maintenance related.

Practical

CMG Troubleshooters will always make sure we are properly briefed on the background, nature of complaint, politics surrounding it etc.

We will take everything that we believe will be required to carry out a successful trial clean/appraisal of the complaint, including machinery, chemicals and consumables. We will not be talked into doing large trial cleans, a small area to establish what the problem is will suffice.

Our troubleshooting experts do not expect the client to be happy that we have solved their complaint, it may well have been festering for months. The incumbent cleaning contractor (who may be present) may have been telling them it is a fault with the carpet/floor and with their 30 years of experience they should know. Unfortunately their 30 years of experience may mean their methodology and equipment is 30 years out of date

We will endeavour to offer positive solutions not negative appraisals.

CMG will if appropriate offer to get involved in the solution, supplying training to the cleaners or up to date equipment such as Host or Microwash Microfibre Equipment/ Electrolytic Cleaners. We will be happy to quote for a restoration clean or supplying a tailored maintenance programme. However we accept that some companies can always find the funds to replace flooring but none to maintain them effectively.

The key thing for CMG is that we professionally resolve the complaint for the Manufacturer/Client.

In each case, the number relates to a ‘probable cause’ (listed on the following page) and the letter or letters under each number relates to a ‘recommended solution’ (listed on the page immediately following ‘probable causes’.

RESILIENT AND HARD FLOORS - CAUSES

1. Insufficient initial coats of finish or seal, or coats applied too thinly. Extremely damaged and/or highly porous flooring (the fact that No Skidding Products coatings penetrate deeper into substrates than conventional floor finish and seals must be utilised especially on certain types of flooring or if floor was damaged by extreme mechanical or chemical abuse).

2. Existing floor coating is too worn for conditions.

3. Dirty, contaminated mops or equipment may have been used.

4. Soiled mop water.

5. Inadequate/improper rinse after scrubbing and re-coat

6. Dust mop treatment use causes slippery floors especially when wet.

7. Insufficient time left to dry and/or cure, or re-coated too soon.

8. Pad filled beyond capacity to perform effectively.

9. Improper ‘Flexclean’ dilution used.

10. Outside contamination too great.

11. Forced drying with floor fan too soon after finish application.

12. Insufficient dwell time of ‘Flexstrip’ or ‘Flexclean’ and/or too weak dilution for the task, soil load or finish load.

13. Strip pad or brush used NOT aggressive enough,

14. Mill or factory finish was never totally removed.

16. Semi-permanent seal was used on floor.

17. Stripping brush was used instead of Hi-Pro strip pad.

18. Excessive build up.

19. Floor coating was applied too heavily.

20. Current maintenance programme and cleaning frequencies are not sufficient for traffic conditions in this area.

21. Improper detailing of edges, corners and/or higher traffic areas at time of initial strip and re-coat.

22. Re-coating performed without proper floor cleaning or preparation.

23. Humidity of area was too high (85% or more) and/or insufficient air movement.

24. Work area and/or flooring material is too cold.

25. Re-evaluate entrance walk off matting and/or entrance filtering program.

26. Alkali scavenger contained in coatings was activated.

27. Poured contaminated, unused finish back into original container, left top off container or left finish in bucket overnight.

28. Poor burnishing.

29. Improper neutralising and rinse.

30. Rubberised burnishing pads were used.

31. No Skidding ’Flex Neutraliser’ not used or wrong dilution used.

RESILIENT AND HARD FLOORS – RECOMMENDED SOLUTIONS

A. Scrub and re-coat floor. Use ‘Flexclean’ and apply 3 or more coats of coatings.

B. Check for outside contamination from your tools, equipment or conventional residuals and/or contaminates from adjoining areas.

C. Re-strip and re-coat floor using appropriate procedures.

D. Use non-treated dust mop heads. Most mop manufacturers offer dust mops that incorporate SAFER more efficient static soil attraction principle.

E. Exclusively use ‘Flexclean’ to maintain No Skidding Products’ Coatings. NOTE: When using ‘Flexclean Anti-Bacterial’ on a regular basis, ‘Flexclean’ MUST be used at least once per week at proper recommended dilutions to condition floor. We strongly recommend the exclusive use of ‘Flexclean’ for all scrub and re-coat operations.

F. Use floor fan for drying. Wait 1 to 2 minutes after coating is applied before turning on floor fan.

G. Apply all coatings when temperature is above 4O°F.

H. Use thin to medium coats in most coating applications.

I. Burnish pad may not be aggressive enough and/or burnisher may not have enough pad pressure or is not fast enough (insufficient RPMs) to give ideal results.

J. Check & clean burnish pads frequently.

K. Increase dust-mopping frequency. Do not use dust mop treatments. Use dust mops that use static attraction to attract dust and loose soil.

L. Increase length of walk off mats. Incorporate a strategic, proper Entrance Filter System (walk off mats), which removes soil and moisture more efficiently and effectively.

M. Allow coating more dry and/or cure time.

N. Wait 1 or 2 minutes longer after application for proper levelling, before turning floor fan on.

O. Flood rinse with ‘Flex Neutraliser’, then damp mop rinse with clear water.

P. Never pour un-used finish back into original container. Never leave cap or top off container for an extended time.

Q. Always do stripper pre-test in several different representative areas to determine your proper dilution ratio.

R. Use ONLY Hi-Pro super-strip type stripping pad or Strato grit brush for flooring with grout. Some operations require both. Test for best results.

S. Re-evaluate floor maintenance program and make necessary adjustments.

T. If practical, spot strip affected areas and re-coat the patched up areas with 3 or more coats then burnish blend the last (third) coat on the edge(s). Add more coatings as necessary.

U. Change your rinse water frequently when visibly soiled.

V. Always dilute ‘Flexclean’ at 40ml per four litres for daily floor cleaning.

W. All mops and tools must be clean, properly set up and free of conventional cleaner residuals.

X. Re-flood rinse floor with ‘Flex Neutraliser’, then clear water rinse. Always test pH. Reading should be between 6.5 and 9.

Y. Clean and neutralise all buckets and wringers with ‘Flex Neutraliser at 40to 80ml per four litres of water.

Z. Extend dwell time.

Al. Use No Skidding ‘Flex Neutraliser’ (only) at 40ml per four litres with clean, cool water.

A2. Never use rubberised burnishing floor pads on No Skidding Products finishes or seal.
